Gladman application 24/01220/AOP | Outline planning application with all matters reserved except for means of access for the erection of up to 50 dwellings, with public open space, landscaping, sustainable drainage system (SuDS) and vehicular access point. | Land off Drayton Road, Newton Longville, Buckinghamshire.
Latest update 14/01/2026
We have been disappointed to learn today (14/01/2026) that Buckinghamshire Council still intend to delegate the decision on the Gladman application (land off Drayton Road on the corner with Westbrook End to the planning officer. Our Buckinghamshire Council ward councillor Jilly Jordan had intervened on our behalf, having made the original request for a call-in to the planning committee. We are now considering the options open to us and would encourage residents who are concerned about this unfortunate development to attend the next parish council monthly meeting on Monday 19/01/2026 which is in the Free Church (Bletchley Road) starting at 7pm. Jilly says she will be there for the start of the meeting and will be ready and willing to listen to your concerns. The parish council will then make a decision on what action or actions we wish to take on behalf of the village.
The officer report may be downloaded here or all the application documents may accessed on the Buckinghamshire Council (Aylesbury Vale) Planning Portal.

Update 31/12/2025
On Christmas Eve we were alerted to the publication of the planning officer’s report the application for a development of 50 dwellings on the site outside the village Settlement Boundary, in the corner bordered by Drayton Road, Westbrook End and Pond Close. That report had been published on the Buckinghamshire Council planning portal the day before, Tuesday 23 December.
The report, dated a week before its publication (16 December), states:
- That despite being called in to committee by our ward councillor Jilly Jordan (at our request), the decision does not need to go to the Central & North Buckinghamshire Area Planning Committee.
- It has instead been agreed that the decision can be delegated to the planning officer the recommendation is that “the application be APPROVED subject to the prior satisfactory completion of a S106 agreement seeking to secure various matters, the details of which have been set out in this report, and subject to the conditions as proposed (with any amendments or additions as considered appropriate) by Officers and receipt of no new material representations or if these are not achieved for the application to be refused for such reasons as the Service Director of Planning and Environment considers appropriate”.
This recommendation has been made despite the planning officer acknowledging that “…it is considered that the proposed development in this location would conflict with the overall strategy of the development plan as it lies in countryside beyond the built-up limits of the existing village, albeit on the edge of it. As such the proposal would conflict with S1, S2, S3 and D3 of the VALP (2021) and policy NL1 of the Newton Longville Neighbourhood Plan. The conflict with the spatial strategy for growth as outlined in the development plan is attributed significant negative weight”. This appears to have been done on the basis that Buckinghamshire Council cannot currently demonstrate that it meets the 5-year supply of deliverable housing sites requirement.
We have contacted Councillor Jilly Jordan and she has been in contact with both the planning officer and the chair of the planning committee, reminding them that the application has been called in and should be determined by the planning committee (and we would expect the elected ward councillors who are members of the planning committee will decide to reject the application on the basis of the relevant policies in our Neighbourhood Plan policies, along with the other valid planning issues).
Once we get the Buckinghamshire Council response on the calling in of the application we will be able to determine our next course of action. In the meantime, more information will appear in the next edition of the Pump and you may wish to attend:
• The January Parish Council monthly meeting, at the Free Church, on Monday 19 January from 7pm.
